Selected work: - Court records pipeline detecting ownership distress signals across 225+ counties and courts, feeding real estate acquisition workflows - 100,000+ real estate listings deduplicated and merged with ownership, tax and valuation data for AVM workflows - 250+ government sites analyzed and reduced to 10 platform integrations - 96,000+ business entities extracted from government registries, classified by industry with LLMs, enriched with contact data - 5,000+ municipal meetings scraped and analyzed with AI keyword intelligence across five government platforms; adding a new jurisdiction requires zero code changes - 150,000+ grocery products monitored every 2-5 hours across major UK retailers - 125,000+ automotive parts synchronized daily from marketplaces protected by enterprise anti-bot systems Stack: Python, Playwright, Scrapy, FastAPI, PostgreSQL, MongoDB, JS/TS, LLM integration, OCR, document processing, ETL workflows. A note on how I prefer to work: the best results come from ongoing monitoring relationships, not one-off extractions. Sources change; a system someone maintains beats a deliverable someone forgets. I offer managed monitoring for clients who need continuous data, and fixed-scope builds when that's the better fit. Either way, you get working infrastructure with documentation, not a zip file with a script in it. I'm good with agents as we'll depending on the state if it allows dual agency or not I'll still figure out the best legal avenues to work with these agents who may have a distressed listing that isn't selling due to a seller that is not aligning with the realistic recent market "as is" values of his property...  I'd generally want to create a working relationship with these listing agents or their brokerage by either offering the agent to submit the offer for us on our behalf representing us also known as a dual agency or incentivising them or someone within their brokerage to represent us as the transaction coordinator  but only in a scenario where a state wouldn't allow dual agency.  ☆☆Formulas that I follow would be a quick 50% offer or a more precise 70% minus repairs munis assignment fee like ☆☆ (Example I've created) -The property ARV is at 400,000 and the property's condition needs about 35k in repairs so I work my numbers from the ARV to the buyers equity discount of 25% so I would calculate 400k x.75 = 300k - 35k in repairs= 265k anything below 265k is profit for the assignor and so I would subtract assignment fee which would typically be 15% of purchase price or (minus)- a set amount of 15k fee= brings me to my MAO of 250k which is the offer I would make to the seller.   WHY AM I IN MEXICO The reason that I'm currently in Mexico is because I had to deal with an immigration court case since I was 18 and I had to fight a 6 year long childhood arrival expired visa immigration case with a visa that has been expired since I was 5 years old, my mother told me that she forgot to renovate and  apologized in not letting me know. So I left on a voluntary 6 years later at the age of 24 without risking an actual deportation.  Since I've been here I decided to freelance and work with real estate investor clients and real estate agents that need an acquisitions manager to negotiate deals on there behalf or generate new listings. CRMS- Real Estate softwares that I've used has been Propstream, Propwire, Deal machines, Dealcheck ,Zillow, Redfin dialers I've used RingCentral , mojo dialer, calltools, callrail, xencall, follow Up Boss, Lofty, and OpenPhone (Quo).
