Analysis and Calculation of qualifying income from various tax documents such as 1040s, Schedule E, 1065,1120, 1120S, K1, transcripts, Profit & Loss Statements etc. for Salaried & Self-employment Income calculations / Documents analyzing Tax returns, Paystubs, W2, Work Number, Tax returns, Award letters, SSA documents and Rental lease agreements, Rental Income Calculations.
Reviewing 4cs,5 C’s (Credit, Capacity, Capital, and Collateral Conditions)
Analysis of Credit Reports and Bank Statements, Retirement Documents, Gift letter and funds, Credit report, analyzing Borrower representative score, Tradelines, Inquiries, Derogatory, Bankruptcy and Discrepancies and public records
Mark Findings Based on GSE guidelines, Freddie Mac, and Fannie Mae
Verify and analyze complex financial statements, asset statements as well as personal and business income tax returns.
Analyze Appraisal report and collateral offered in the loan file to determine acceptability and calculate appropriate LTV ratios for decisions.
Calculating Loan to Value (LTV), Front End Ratio (HTI), Back End Ratio (DTI), Combined Loan to Value (CLTV) and High Credit Loan to Value (HCLTV)
