Cold calling to get the homeowner( the decision maker) on the phone to get the Yes/No about selling his/her property
If Yes, we go to the qualifying question smoothly while building rapport with him
We ask about:
1- the property condition, Upgrades are done or if it needs minor or major repairs
2- their asking price, if they have one we try to shake the price a little bit to see his reaction if not that's fine
3- we ask about the HVAC, Plumping, and Foundation
4- their motivation to sell their property, we get a valid one, we make sure it's a motivated seller, not a player
5- how soon they can sell, 6 months could be acceptable
6- Mortgage if there's any
7- we ask about occupancy if the house is rented or occupied by the owner
8- we ask if the property is listed

As you can see, all the money is paid in the contract. He is not a sales agent he is a scammer and hustler. I wanted 5 agents. When it came time to get the agents on the phone, and I was interviewing them, his so-called sales agents were stumbling on their words, freezing up on the pitch and stuttering. We eliminated them down to 3 agents I said 1 of them had a shot, and he said no, i promise you the other two are ready. They where horrible . I said i will give you the benefit of the doubt you pay them, and if they set 3 appointments each for the week that are qualified, i will pay you. He would not do it. Remember that the 1st sales agents he got disappeared after three days because they could not do the job. Then he told me on whats that he would not communicate on upwork and that for the 5 agents he trained 14 hrs it would be $65 an agent. Watch this guy he is a slippery snake. Watch him he will try to get you to communicate off upwork
