1. Send intros to client and all parties & coordinate inspections/deposits
2. Send calendar invites with reminders for all milestones
3. All complaince/paperwork (audit, obtaining missing signatures, as hoc addendums for extensions, repairs, etc.)
4. Timeline management with text/email reminders and risk management- I have a background in Project Management so my mind is wired differently. My agents get notified if a key deadline is ending and we don’t yet have something like conditional loan approval, appraisal, consensus on negotiations, etc. to ensure we extend immediately.
5. Share executed addendums with lender/title.
6. Track lender and title tasks weekly to ensure there are no hiccups and we just in where needed to ensure things are progressing.
7. Closing prep - getting utility info, scheduling closing, sending closing prep email notifying client of everything needed before closing.
8. Closing Day - ensure all executed closing docs are received and loaded in your compliance system for proper agent payment.
9. Post closing - send link of all transaction docs, home closing packet and request for agent review on their behalf.
