Over the past five years, I’ve worked extensively with property management companies in roles such as Property Manager and Maintenance Manager. My responsibilities have included a wide range of operational and administrative tasks, such as:
Repairs and Maintenance: Managing occupied units, addressing work orders (response, troubleshooting, tracking, and execution), and overseeing unit turns/make-ready processes, including pre-turn coordination and material ordering.
Vendor Management: Onboarding vendors, negotiating maintenance upcharges, and ensuring compliance with health and safety policies.
Tenant and Lease Operations: Marketing vacant units, handling rent collections, leasing agreements, evictions, delinquencies, and posting legal notices (24-hour, 3-day, etc.).
Financial and Administrative Duties: Utility bill management, accounting, owner payments/packets, management fee tracking, bill creation, and preparing estimates for approval.
I bring hands-on expertise in HVAC systems, lead work/abatement, RRP compliance, plumbing, roof repair, mold removal, woodwork, and general repairs (toilets, faucets, sink leaks, lockbox replacements). My technical skills are complemented by a deep understanding of city-specific regulations, which I prioritize to ensure compliance and avoid legal risks.
To streamline operations, I’ve developed tools such as a 200-Point Maintenance Checklist tailored for Section 8 housing, ensuring thorough inspections and tenant satisfaction. Additionally, I created a DIY Maintenance Guide for tenants, empowering them to handle minor repairs and reducing costs for property owners.
Communication is a cornerstone of my approach. I’ve successfully managed relationships with owners, tenants, and vendors, ensuring transparency and resolving issues promptly. My goal is to deliver efficient, cost-effective solutions while maintaining the highest standards for property upkeep and tenant relations.
