You will get an expert review of your property inspection report

Project details
An inspection report may contain dozens of findings without clearly explaining which ones could materially affect your purchase, budget, insurance, or negotiating position.
I provide an independent, risk-focused second opinion on the property information you already have. Drawing on more than four decades across real estate, construction, inspections, code enforcement, property management, permitting, and insurance-related property inspections, I identify what deserves attention before your decision deadline.
Depending on the package selected, your written review will address:
• Matters deserving the most attention
• Routine or lower-priority items
• Probable repair-cost exposure when supported by evidence
• Purchase-price context considering condition and uncertainty
• Possible model-code, safety, or insurance concerns
• Missing or unsupported information
• Negotiation options
• Questions and verification steps before you commit
This is document-based decision support—not a physical inspection, formal appraisal, contractor bid, engineering or municipal code determination, insurance coverage recommendation, or legal opinion.

About Paul
Property Risk & Decision Advisor | Inspection Report Review
Kenner, United States - 4:59 am local time
My work focuses on the question most documents do not answer clearly:
What deserves attention before you commit?
My background spans more than four decades across residential and commercial construction, real estate, property inspections, municipal building inspection, permitting, property management, mortgage and finance work, and insurance-related property inspections.
That experience allows me to look beyond a basic report summary and identify:
• Material concerns and connected risk patterns
• Probable repair-cost exposure and major cost variables
• Purchase-price context considering condition and uncertainty
• Missing, unsupported, or conflicting information
• Possible model-code, safety, and insurance-relevant concerns
• Questions for inspectors, sellers, contractors, agents, or specialists
• Practical negotiation options and before-you-commit actions
I have held Louisiana commercial and residential contractor licenses, a real-estate broker license, and a mortgage-broker license. I also worked as a municipal building inspector and managed more than one million square feet of commercial property. These are prior credentials and roles; I do not represent them as current licenses.
My reviews are independent, written, evidence-disciplined, and designed to reduce confusion—not create another oversized technical report.
I use AI selectively to organize documents and test for missing information, but my experience, judgment, and final review are the product.
My services are document-based decision support. They are not physical inspections, formal appraisals, contractor bids, engineering or municipal code determinations, insurance coverage recommendations, or legal opinions.
