Repairs and Maintenance: Managing occupied units, addressing work orders (response, troubleshooting, tracking, and execution), and overseeing unit turns/make-ready processes, including pre-turn coordination and material ordering.
Vendor Management: Onboarding vendors, negotiating maintenance upcharges, and ensuring compliance with health and safety policies.
Tenant and Lease Operations: Marketing vacant units, handling rent collections, leasing agreements, evictions, delinquencies, and posting legal notices (24-hour, 3-day, etc.).
