My name is Bernardo Fonseca, I'm a real estate professional from Portugal with extensive experience in financial modeling and analysis, currently working at Square Asset Management, one of the biggest national asset management companies with 1.4B in AUM that is used to partner with some of the largest international investors.
This project consists of a model where you'll be able to evaluate any property by an income approach. It is structured to be versatile and compliant with every type of property, may it be residential, office, logistics or retail.
It is primarily adapted to the Portuguese real estate tax and law standards, however, totally adaptable to any country's requirements, as long as you send them to me previously.

Academic background from ISEG, a top financial college in Portugal, with a post grad on Real Estate Management and Evaluation.
Professional background from two of the biggest asset management companies operating in Portugal - Finangeste and Square Asset Management - first as a real estate manager where I managed a portfolio of about 640 units worth 50M+, focusing mainly on sales and lease negotiation. The second is the largest national independent real estate investment fund in Portugal, with about 1.4B in AUM, where I focused on analysing investments, may those be on acquisitions or ongoing projects.
Currently I work as a Valuations Consultant at JLL Portugal, pertaining to one of the Big 4 real estate consultancy multinational companies.
