Monthly Close Process
A disciplined two-phase close so you are never guessing:

By the 7th: Soft close. All transactions categorized by property and class, rent receipts matched, mortgage payments split between principal, interest, taxes, and insurance. Open queries flagged to you for clarification.

By the 15th: Hard close. Full reconciliation across operating, security deposit, and reserve accounts. Property-level P&Ls and consolidated portfolio statements finalized. I walk you through what moved, what impacted NOI, and what needs your attention.

Federal and State Tax Returns

I handle full US federal compliance for real estate investors: Form 1040 with Schedule E, Form 1065 with Form 8825, Form 1120-S, and Form 5472 for foreign-owned LLCs holding US real estate. Filed through a licensed CPA firm I work with that holds the PTIN, so returns are filed professionally with the IRS. I work with cost segregation specialists to capture accelerated depreciation, prepare Form 3115 for §481(a) adjustments, and handle HARPTA and FIRPTA filings for non-resident property sales.

I also cover state income tax, franchise tax, and annual report compliance across every state where your properties and entities sit, keeping each LLC in good standing as your portfolio scales.
