Im George Martinez and I specialize in acquisitions locking up good real estate deals, I also have a broader knowledge of dispositions as well I understand the whole process of transferring title and or assigning a contract to another interested party like assigning "equitable interest" in any subject property to another investor, partner, cash buyer etc. I would never mentioned that to a seller for obvious reasons but im disclosing that because I understand what your objective is and it's to either fix and flip these properties if the property is worth pursuing or assigning the deal to another interested party. I'm good with agents as we'll depending on the state if it allows dual agency or not I'll still figure out the best legal avenues to work with these agents who may have a distressed listing that isn't selling due to a seller that is not aligning with the realistic recent market "as is" values of his property... I'd generally want to create a working relationship with these listing agents or their brokerage by either offering the agent to submit the offer for us on our behalf representing us also known as a dual agency or incentivising them or someone within their brokerage to represent us as the transaction coordinator but only in a scenario where a state wouldn't allow dual agency. ☆☆Formulas that I follow would be a quick 50% offer or a more precise 70% minus repairs munis assignment fee like ☆☆ (Example I've created) -The property ARV is at 400,000 and the property's condition needs about 35k in repairs so I work my numbers from the ARV to the buyers equity discount of 25% so I would calculate 400k x.75 = 300k - 35k in repairs= 265k anything below 265k is profit for the assignor and so I would subtract assignment fee which would typically be 15% of purchase price or (minus)- a set amount of 15k fee= brings me to my MAO of 250k which is the offer I would make to the seller. WHY AM I IN MEXICO The reason that I'm currently in Mexico is because I had to deal with an immigration court case since I was 18 and I had to fight a 6 year long childhood arrival expired visa immigration case with a visa that has been expired since I was 5 years old, my mother told me that she forgot to renovate and apologized in not letting me know. So I left on a voluntary 6 years later at the age of 24 without risking an actual deportation. Since I've been here I decided to freelance and work with real estate investor clients and real estate agents that need an acquisitions manager to negotiate deals on there behalf or generate new listings. CRMS- Real Estate softwares that I've used has been Propstream, Propwire, Deal machines, Dealcheck ,Zillow, Redfin dialers I've used RingCentral , mojo dialer, calltools, callrail, xencall, follow Up Boss, Lofty, and OpenPhone (Quo).

I am highly adaptable and a quick learner, with a strong attention to detail. I have been involved in translation for as long as I can remember, starting with family and friends, and I have over 10 years of professional translation experience. Prior to that, I worked in customer service and technical support, specializing in Cellular Data Plans and ISP modem troubleshooting. Currently, I handle sales calls, where I have successfully adapted to constantly evolving systems and processes. I’m comfortable with both repetitive tasks and cold calling. Additional skills include a typing speed of 65 WPM, and I graduated from high school in Southern California, with almost no notable accent.
